How to List Your Property on VRBO

VRBO attracts a different traveler than Airbnb — families, groups, and longer stays. Here's how to optimize your listing for them.

Understanding who uses VRBO shapes every decision you'll make about your listing:

Create your VRBO account

Go to vrbo.com and click "List your property." Select your property type and confirm "Entire place" — VRBO does not support shared or private room listings. Use a business email address if you plan to scale to multiple properties.

Choose your fee model (critical decision)

VRBO gives you two pricing models:

Traveler-Pays Model

VRBO adds a 10–12% service fee on top of your nightly rate, paid by the guest. Your host commission: ~5% to VRBO. Best for most hosts starting out.

Annual Subscription (~$499/yr)

No per-booking fee — you pay VRBO once annually. Better if you have 10+ bookings per year. Do the math before switching.

GSS Pro Tip:Start on the traveler-pays model. Switch to the annual subscription only after your first full year of data shows it's worth it. The subscription pays for itself at roughly 8–10 bookings per year.

Title and photos

Same quality standards as Airbnb: 50-character title, 20+ photos in natural light, cover photo showing your best room. VRBO's algorithm also weights photo count in search placement.

GSS Pro Tip:VRBO guests filter heavily by sleeping capacity and bed configuration. Your cover photo should show the main sleeping area, and your photos should explicitly show every bedroom and its bed type (king, queen, bunk, etc.).

Write your description for group travelers

VRBO guests are typically researching for groups. Your description should answer: Can my whole family stay comfortably?

Highlight: bed configuration (kings, queens, bunks), sleeping capacity, full kitchen, parking for multiple cars, pack-and-play availability, and pet policy. These are the filters VRBO guests apply most often.

Pricing strategy on VRBO

VRBO's native pricing tool exists but treat it like Airbnb Smart Pricing — a starting point, not a strategy. Key settings:

  • Weekly and monthly discounts (10–15% weekly, 20–25% monthly) — expected by VRBO guests
  • Damage deposit: $200–$500 refundable deposit dramatically reduces party risk
  • Minimum stay: 3–5 nights — appropriate for VRBO's longer-stay traveler base
  • Twin Cities seasonal peaks: summer (lake season), State Fair weekend, college move-in

Sync with Airbnb to prevent double-bookings

If you're on both platforms, use iCal sync:

  1. 1In Airbnb: go to Calendar → Availability → Export Calendar. Copy the iCal URL.
  2. 2In VRBO: go to Calendar → Import Calendar. Paste the Airbnb iCal URL.
  3. 3Repeat in reverse (export VRBO iCal, import into Airbnb).
  4. 4iCal syncs every 2–4 hours — for real-time sync, use a channel manager.
