Booking.com Setup Guide

How to List on Booking.com

Booking.com dominates international travel searches. Here's whether it's right for you — and exactly how to set it up.

Is Booking.com right for your property?

Booking.com isn't the right fit for every STR host. Here's when it makes sense:

Add Booking.com if…

  • Your property is near MSP Airport or downtown — international travelers land on Booking.com first
  • You want longer-stay corporate bookings
  • You want to reduce dependence on Airbnb

Skip Booking.com if…

  • 90%+ of your bookings are from domestic leisure travelers (Airbnb/VRBO are enough)
  • You don't want to manage a third calendar sync
  • Your property type (cabin, rural) isn't searched on Booking.com
1

Register as a property partner

Go to booking.com and click "List your property" → Partner Hub. Unlike Airbnb, Booking.com verifies your property before it goes live — allow 1–3 business days. You'll need a valid property address and tax information.

2

Understand platform fees

Booking.com charges hosts a commission on each booking. Review the current rate for your account and factor the platform fee into your listing setup before you go live.

Example calculation

Example: on a $150/night booking with a 16% commission, $24 goes to Booking.com and $126 remains before other costs and taxes. Confirm the applicable rate in your account because platform terms can change.

GSS Pro Tip:Compare the total guest price and your expected net amount across channels before publishing each listing.
3

Navigate the Extranet (your host dashboard)

Booking.com's host dashboard is called the Extranet. Key sections to know:

  • Property → Facilities:Equivalent of Airbnb amenities — fill this out completely
  • Rates & Availability:Set nightly rates, weekly discounts, minimum stay
  • Reservations:Your booking inbox and guest management
  • Messages:All guest communication
  • Finance:Payout settings and invoices
4

Set your cancellation policy (directly affects your ranking)

Booking.com's algorithm rewards flexible cancellation policies with higher search placement. Options from most to least flexible:

Free cancellation up to 1 day beforeHighest ranking boost
Free cancellation up to 7 days beforeGood balance of ranking + protection
Free cancellation up to 30 days beforeModerate ranking
Non-refundableLowest ranking, full revenue protection
GSS Pro Tip:Start with "Free cancellation up to 7 days before." Once you have 10+ reviews and steady bookings, you can shift to a stricter policy without losing ranking.
5

The Genius program

Booking.com's loyalty program offers discounts (10–15%) to Genius-tier travelers. Opting in gives you higher visibility and more bookings — but at a lower rate per booking.

GSS Pro Tip:Wait until you have 10+ reviews before opting into Genius. Early enrollment at a low review count hurts your average rating since budget travelers tend to rate more critically than leisure travelers who self-select premium properties.
6

Photos and description

Same quality standards as Airbnb: 20+ photos, natural light, cover photo of your best room. One Booking.com-specific note: if you want to appear in non-English searches, add descriptions in Spanish and French. Booking.com auto-translates, but manual translations convert better for international travelers — especially relevant for properties near MSP Airport.

7

Sync with Airbnb and VRBO

Same iCal process as VRBO. In your Extranet: Calendar → Sync Calendar → Import external calendar. Paste your Airbnb and/or VRBO iCal export URLs.

GSS Pro Tip:If you're managing all three platforms (Airbnb + VRBO + Booking.com), a channel manager becomes essential. Hospitable offers a free tier for 1 property with real-time sync and a unified inbox.
